Keltainentalo a.k.a. the Yellow House, located in the Kokkola industrial area, is a historically significant building that once served as Outokumpu’s Kokkola headquarters.
KIP Service Oy is a multi-service company operating in the Kokkola Industrial Park (KIP), the largest inorganic chemical industry ecosystem in Northern Europe. The company plays a key role in building the industrial operating environment and partnership networks in the area.
Its services cover the entire lifecycle of industrial operations, from planning and commissioning to potential decommissioning. These include:
- Property and infrastructure services: maintenance, construction, utility networks (e.g., water and compressed air distribution).
- Safety services: industrial fire safety, security, access control.
- Training and HR development: LEAN training, HR consulting, customized safety training.
- Support and project-specific services: both within the KIP area and beyond.
- Meeting room rentals: such as KIPPI and the Yellow House.

KIP Industrial Fire & Security Unit
The KIP Industrial Fire & Security Unit is a professional 24/7 emergency readiness organization, established in 2016 to safeguard the Kokkola Industrial Park (KIP) – the largest chemical and metal industry cluster in Northern Europe. Our integrated model combines industrial fire services, first response, security operations and monitoring into one high-performance capability.
Our operational readiness is designed for the high-risk environment of heavy process industries:
- Emergency turnout in approximately one minute
- Fire and First Response services delivered under an agreement with the Central Ostrobothnia Wellbeing Region, strengthening regional preparedness across the Kokkola area
- Strong in-house expertise in chemical and process safety, supported by continuous joint exercises with companies using their own products and equipment
- Specialized equipment for demanding industrial environments and core firefighting infrastructure fully compatible with municipal rescue services
We also provide a nationally unique 24/7–365 maintenance concept for critical industrial safety equipment:
- Fire extinguisher servicing and breathing apparatus maintenance
- Gas detector servicing and calibrations
- Statutory inspections of fall-protection equipment and other personal safety devices
Our operations span emergency response, first response, risk management, security and monitoring services, safety inspections, and comprehensive training programs for companies and contractors (fire safety, first aid, chemical protection). We maintain close cooperation with KIP companies, the Port of Kokkola and public authorities in alignment with ISO standards and Responsible Care principles.
