Kokkola Industrial Park (KIP)

Kokkola Industrial Park, or KIP, is located in the Ykspihlaja district, about five kilometers from Kokkola city center. The area covers 700 hectares and hosts 16 production companies and over 60 service companies – nearly 80 operators in total. Approximately 2,500 people work in these companies. Kokkola Industrial Park (KIP) is the largest chemical and metal refining industry ecosystem in Northern Europe, home to several leading international companies. KIP’s production companies are industry leaders, and most of their output is exported. The proximity of the Port of Kokkola significantly supports the region’s export industry.

Service companies provide a wide range of products and services that support the core operations of production plants in the area. KIP’s success is built on long-term collaboration and industrial symbiosis. Companies utilize process industry side streams, centralized services, and develop shared operational cultures, particularly in environmental and safety functions.

The area’s infrastructure is comprehensive and high-quality: it offers pre-zoned industrial land plots, premises, and a well-developed internal road network. The area has an extensive range of utilities and is nearly self-sufficient. KIP’s accessibility is excellent – Kokkola is located on the main railway line, and the rail network extends directly into the heart of the area. The Port of Kokkola offers a 14-meter deep channel, a railcar tipper, and an All Weather Terminal. The airport is only 15 minutes away.

The development and marketing of the area are coordinated by KIP Association, which ensures KIP’s competitiveness and attractiveness for companies. The area maintains close cooperation with other industrial zones both in Finland and internationally.
